Legal Due Diligence & Statutory Documentation Checklist

When purchasing residential properties or NA bungalow plots in Maharashtra, adhering to Maharashtra Land Revenue Code (MLRC) and MahaRERA statutory standards protects buyer ownership and ensures clear marketable title.

Key Regulatory Documents Every Buyer Must Verify

• Collector NA Sanction Order: Confirms non-agricultural land conversion under Section 44 of the Maharashtra Land Revenue Code with sanctioned layout demarcation.
• Separate 7/12 (Saat Baara) Extract: Each plot at Misty Greens carries an independent 7/12 extract reflecting the individual buyer's name with mutation entry (Ferfar) post-registration.
• MahaRERA Project Registration: Verifies project title, escrow bank accounts, approved building plans, and structural completion dates on the official MahaRERA web portal.
• Title Clearance Certificate: Issued by an independent advocate with 30 years search of revenue records ensuring no encumbrances, bank liens, or legal disputes.
• Index-2 (Suchi-2) Registration: Final registered deed summary issued by the Joint Sub-Registrar confirming legal stamp duty payment and registration completion.
